First Time Buyers

A first time buyer is generally a person who is buying a property for the first time. However, although you may consider yourself as a first time buyer, this may not be the case!  Scroll down to see if you qualify.

Although you may not have purchased a property previously, if you are buying with someone else and one of you has previously purchased a property but the other hasn’t the purchase would not qualify as a first time purchase. This can also apply if you have owned a holiday home abroad or inherited a property.

So, if you are buying alone and have never owned a property before anywhere in the world you will be classed as a first time buyer. The same applies to couples as long as neither party has owned a property anywhere in the world. If however, you are unsure as to whether you qualify as a first time buyer, our dedicated team of Conveyancers can you assist you so please do not hesitate to contact us.

FAQs

Do I qualify for first time buyer stamp duty relief?

First time buyers qualify for SDLT relief, if:

You are a first time buyer purchasing a home that costs up to £425,000.

If you are purchasing a home which is more than £425,001, you will have to pay stamp duty on the value between £425,001 and £625,000.

If the property costs more than £625,000, then you will not be entitled to claim any relief and will have to pay stamp duty at the normal rate.

How much does a conveyancer cost?

Costs are very important to know up front when purchasing your first home and here at Waldrons we offer fixed fees meaning that you know from the outset what the total cost will be.

No Sale, no fee

We offer a ‘no sale, no fee’ service. This means that if the matter does not complete for any reason, you will not have to pay our costs for completing the work. You will, however, have to pay any disbursements paid on your behalf.  Any monies paid on account of our costs shall be refunded to you less the value of any disbursements incurred.
