Waldrons sheds light on new green commercial property laws
Leading Black Country solicitors Waldrons is urging commercial property owners, landlords and tenants to get up to speed now on new green commercial property laws - or risk financial penalties and even losing out on clinching a deal. New laws being introduced on the 1st October 2008 under the European Energy Performance Directive, require an Energy Performance Certificate (EPC) to be produced for all commercial premises when they change hands. EPCs will be accompanied by a recommendation report suggesting ways in which the energy efficiency of the building could be improved. Waldrons - which has offices in Merry Hill, Dudley and Kingswinford - is to shed light on the complex new energy law at a special briefing for those who own, manage or occupy commercial property. They are invited to join Waldrons for a breakfast briefing at Stourbridge Rugby Club on Thursday, 2 October between 7.30 and 9.30 am. Waldron's' Senior Partner and commercial property specialist Peter Waldron, who will be speaking at the breakfast briefing, said it was vital for people to get a firm grasp of the new energy certificate laws. He said: "The new law requires commercial property investors, landlords and tenants to have an EPC certificate when property changes ownership, is let or sublet. Responsibility for payment will change depending on the circumstances, so it is important that anyone occupying or involved in commercial property understand this new law. "People who shy away from gaining an EPC may well lose out on a property deal if faced with competitors who have all the paperwork readily available. "In the worst case scenario, if an EPC is not provided when it should have been, the person at fault with be liable to face a hefty fine. "It is vital that anyone who has dealings with commercial property is fully aware of these new requirements and the responsibilities they bring with them."
